City life without a car: Kaleiçi old town, hospitals, universities and the tram. Homes cost less than in Konyaaltı, but prices vary a lot by neighbourhood.

Who it suits

When you need everything close by

People who live without a car

The tram, shops, doctors and work — all within the city.

People who need paperwork and doctors nearby

Hospitals and public offices close by: residence permits, the tax office, notaries.

Students and history lovers

Universities and Kaleiçi old town.

Short-let investors

Kaleiçi is expensive because supply is small, while tourist demand holds up all year.

With caveatsPeople who want quiet and a sandy beach on the doorstep: the centre is dense and noisy, and the beaches are in Lara and Konyaaltı. More under “The honest downsides”.

Renting and buying

Prices change every week — we'll send you current ones

Renting

A wide choice, most often 2+1. The price depends on the neighbourhood and the building: older blocks without a pool or parking cost less, new complexes more.

Buying

A lower entry price than Konyaaltı, but prices vary hugely between neighbourhoods. In Kaleiçi people buy for short-term letting — taking Law No. 7464 into account.

We'll send a selection of fresh listings and tell you which are worth viewing. Buying for citizenship or yield — see Investment.

The honest downsides

What to know before you move

We don't present areas as perfect: that makes it easier to pick the one where you'll be comfortable.

  • Noisy and denseLittle greenery; hot between the buildings in summer.
  • Lots of older buildingsOften without a pool or parking.
  • No sandy beachRight in the centre the shore is rocky — the beaches are in Lara and Konyaaltı.
  • Short-term letting — under Law No. 7464Each property needs a licence, and a flat in a building needs the neighbours' consent.

The centre is lively all year: work, study and public offices don't depend on the season. People swim from late April to early November — on the beaches of Lara and Konyaaltı.
